How our process works.

  1. Level One Status-first violation or minor violations.

    Courtesy Notice by Code Enforcement Officer- until property is brought into compliance or next level actions are needed including notice of citations and assessments of fines.

    Timeline: Usually this will depend on your city but times can be between 0-7 days from date of first notification for each violation.

    Resolutions: Compliance within timeline or case advanced to level two status.

  2. Level Two Status-No response from Courtesy Notice

    Issue citation possibly including assessed fines by Code Enforcement Officer.

    Timeline: 8-15 days from date of first notification for each violation.

    Resolutions: Compliance and payment of fines within timeline or case advanced to level three status.

  3. Level Three Status-No response from previous actions.

    Citations and fines to continue. City Attorney is advised and may consider filing liens against property in the form of a certified letter to the property owner.

    Timeline: 16-45 days from date of first notification for each violation.

    Resolutions: Compliance and payment of fines within timeline or case advances to level four status.

  4. Level Four Status-Ignoring Courtesy Notices, Citations and Attorney Letter.

    Timeline: 46-60+ days from date of first notification for each violation.

    Resolutions: Compliance and payment of fines within timeline or case advances to level five status.

  5. Level Five Status-Final actions, including foreclosure process needed.

    Initiate foreclosure process-Upon the city commissions approval.

    Timeline: 60-120+ days from date of first notification.

    Resolutions: Compliance and payment of fines within timeline or case goes into foreclosure.

    Every city will handle their Code Enforcement issues differently, This is just a scenario of what one could expect. Some time frames are shorter, while others are longer. Not all cities will start a foreclosure process but they may place liens on properties. If you are unable to comply with the notice, please contact someone with your city or us. The elderly, the sick or those who are financially incapable should also contact their city officials or us.
